Anybody can open a letting agency, even someone without qualifications and a number of agents have jumped on the letting bandwagon so you need to be careful when choosing an agent. Dont choose an agent just because they are cheap. Cheap fees are a common way of an agent trying to break into the market however cheap isnt always good! Your property is a big investment and you want to make sure its in safe hands. Are they qualified to do the job and what accreditations do they hold? If something goes wrong or there is a problem with your tenancy will they have the experience to be able to deal with it? Do they understand the eviction process? Do they really understand the law or will they land you in hot water? Will the agent manage your property as if its their own and make sure its being well looked after and maintenance problems are being dealt with efficiently and at minimum expense. Will your agent deal with tenant renewals and tenant notices efficiently in order to keep void periods to an absolute minimum? An empty un-let property is the last thing a landlords wants. What is their tenant referencing procedure? Do they take care to make sure they find you the right tenant who not only passes referencing but is also the right fit for your property. Look at how each agent presents other properties they have on the market, are there lots of good photographs good, a detailed descriptions with information like whats included, Council Tax banding, schools and local amenities and a floor plan which potential tenants love to see. Will the agent put your property on all the major property portals including Rightmove, Zoopla, Prime Location and Find a Property? Is the agent contactable including at evenings and weekends and do they respond to tenant enquiries efficiently. Are you comfortable with your agent? Do you like them? Do you think they will hard to let your property and act in your best interests?
