Why use HomeXperts Worcester to rent your next home?
The rental market in Worcester is very energetic at the moment along with the rest of the West Midlands. If you are looking to rent a property, HomeXperts Worcester are here to guide you through the process. We work closely with you to fully understand your requirements and then help you to find the property which most matches your criteria within the given budget and timescale. HomeXperts Worcester specialise in dealing with rental properties ranging from flats to large detached houses.
How it works:
- HomeXperts will establish your individual requirements and will then proceed to arrange viewings on suitable properties that we have available. All viewings are conducted by a HomeXperts representative so that all questions on the property can be answered for your reassurance.
- Once we have identified a property that you wish to proceed on we will ask you for an administration fee. Once this is paid we undertake the full referencing procedure for the Landlord. These references will be carried out via our online referencing company and will normally consist of a credit check, affordability check, employment, previous Landlord and character reference.
- Should all the above be acceptable we will arrange for a contract to be signed (typically for 6 or 12 months) and arrange a moving in date.
- HomeXperts will ask for the deposit and first month’s rent to be paid prior to handing over the keys for occupancy. Deposits are registered with the Deposit Protection Scheme for security.
As part of our service HomeXperts ensure that all our properties have the required certificates and that all health and safety aspects within the property have been addressed. When HomeXperts Worcester are asked by the Landlord to manage the property you will be given a contact number in the case of any problems and as a matter of course be subject to periodic visits to ensure that all is ok.
Our aim is to ensure that you are totally happy with the property and address any issues that you may have.

Know your budget
It is essential to work out how much rent you can afford before beginning your property search. Consideration must be taken of all the bills that will also need budgeting for, including council tax, utilities, telecoms and insurance.

Find the right property
When you have decided on a budget, the area you would like and the type of property you require, it is advisable to register for property alerts on our website. By doing this we can contact you as soon as we become aware of something suitable coming onto our books.

Viewing property
Choose properties that fall within your requirements and those that are available to occupy at the right time but stay open minded. If there are more than one of you looking for a tenancy try and view all together.

Agreeing on a tenancy
When you have chosen the property you want to rent you will need to agree the terms of the tenancy. This will include the rent payable, deposit required (which secures the property), and move in date.

What you will need
Identification documentation will be required. We also will carry out checks on credit history, employment and previous landlord references (if applicable). Ask your employer and current landlord to respond to the references quickly.

Maintenance Issues
Any maintenance issues should be reported as soon as possible, this ensures any issues can be dealt with quickly so the problem does not get any worse. The tenant is responsible for taking care of the garden and smaller maintenance issues like changing light bulbs.
