Why use HomeXperts to rent your next home?
As with most areas in the UK the rental market within the Dudley Borough at present is very buoyant. From flats, terraced homes to large detached properties there is ample choice for the would-be tenant.Homexperts Dudley fully appreciate the reason behind renting and as such work closely with tenants to ensure that rentals are arranged in a timeframe that suits you.
How is works:
- Homexperts will establish your individual requirements and will then proceed to arrange viewings on suitable properties that they have available – ALL viewings will be accompanied by an Homexperts representative.
- Once a property has been identified they will ask you for an administration fee to be paid and proceed to undertake full references on the occupants. These references will be carried out via our on line referencing company and will normally consist of a credit check, affordability check, employment, previous Landlord and character reference.
- Should all the above be acceptable they will arrange for a contract to be signed (typically for 6 or 12 months) and arrange a moving in date.
- Prior to moving Homexperts will ask for the deposit and first month’s rent to be paid prior to handing over the keys for occupancy.
As part of our service Homexperts ensure that all our properties have the required certificates and that all health and safety aspects within the property have been addressed. When Homexperts are asked by the Landlord to manage the property you will be given a contact number in the case of any problems and as a matter of course be subject to periodic visits to ensure that all is ok. Our aim is to ensure that you are totally happy with the property and address any issues that you may have.
Know your budget
Work out how much rent you can afford by doing a budget or your income and potential outgoings. As a tenant you pay council tax, utilities, telecoms and insurance. You will also need to pay a deposit, rent in advance and our agency fee.
Find the right property
Decide on the type of property that fits your requirements. Remain open minded when viewing properties and view as many as you can within your price range. Register for property alerts with us and on portals like Rightmove.
Choose properties to view that fall within your requirements. Also consider the available date of the property and make sure it fits with your time scales. Try and view properties together if you are a group so you can act quickly if you find the right property.
Agreeing on a tenancy
Act quickly to secure a tenancy and be clear on the terms. You will need to put down a deposit and pay a fee to secure the property and rent will be due in advance. Once referencing is complete a move in date will be agreed.
What you will need
You will need to provide proof of identification and give approval for credit, employment and previous landlord references will be taken. And ask your employer and current landlord to respond to the references quickly. If you fail the referencing process we will ask you to provide a guarantor. You will also need to put adequate contents cover in place and we will provide you with a quote.
Things sometimes go wrong with your rental property and it’s important to report maintenance issues quickly. You can do this online via our maintenance login. You will need to take care of the garden and small maintenance issues like light replacing light bulbs.
