As a local Estate Agency in the Dudley area we pride ourselves on the very PERSONAL approach we take to selling or letting a property. We work closely with vendors and landlords alike and pride ourselves on the effort we put in to get the right result.

For us, selling a property goes way beyond taking professional photographs, creating 3d floorplans and presenting the property in the best possible light. HBEFORE aving put the property on the market we don’t just “give up” when things don’t go our way – we are PROACTIVE and constantly adapt to get that “SOLD” board up.

A common problem we face when marketing properties is that the vendor is often too emotionally attached to the property, its presentation and its decor – we see this highlighted all the time on TV programmes such as the Secret Agent etc. Small changes can make a massive difference to a Sale – be that changing the colour of a room, de-cluttering or tidying up the garden.

Last week we were pleased to agree a sale on a local property – a lovely, modern 3 bed detached family home in a great area. Despite the fact that this was a lovely home (priced accurately) we were (for a long period) unable to get buyers through the door to view it.

Our consistent advice to the buyer was that he should change the cAFTERolour of the garage and front door – in our opinion the colour was “putting off” potential buyers. 2 weeks ago the vendor (despite his personal reservations and liking the yellow) finally agreed to repaint. Within 10 days of this change the property was SOLD !!!!!!!

This is an excellent example of how working closely with a Good Estate Agent can bring results. It also goes to show that you don’t always have to drop the price to get a property sold.
