A recent research carried out by Rightmove showed that 62% of home-hunters would totally ignore a property they consider to be over-priced, even if it ticks all the boxes on their wish-list.
With 2/3 of the market thus alienated the research further concludes that the remaining 38% would indeed be happy to view before deciding whether to put forward a lower offer.
Whilst it is always tempting for sellers to price high on the assumption that they are giving themselves room for negotiation this research shows that this can be extremely risky as it alienates certain buyers who otherwise would have viewed their property.
