One of the major problems we at Homexperts Dudley face (as well as otherlocal estate agents in Dudley) when selling properties is the tactic used by many vendors  to over-price their properties  with the view that buyers always put in a lower offer. A recent research carried out by Rightmove showed that 62% of home-hunters would totally ignore a property they consider to be over-priced, even if it ticks all the boxes on their wish-list.

With 2/3 of the market thus alienated the research further concludes that the remaining 38% would indeed be happy to view before deciding whether to put forward a lower offer.

Whilst it is always tempting for sellers to price high on the assumption that they are giving themselves room for negotiation this research shows that this can be extremely risky as it alienates certain buyers who otherwise would have viewed their property.

Price is a fundamental consideration for both buyers and sellers in the current market and whilst we at Homexperts (as a local Dudley estate agent) will work tireslessly on marketing the property on Rightmove, Zoopla and all other major internet sites, as well as in local papers (Dudley News / StourbridgeNews / Express and Star) and by contacting prospective buyers within the Black Country it makes it so much harder for us to make a potential buyer to fall in love with a property if the asking price deters them from even setting foot through the front door.
