A Landlord’s Guide to the Costs Involved in Letting your Property

Our fees are variable, dependent on the work required. We do not want to charge landlords for work we don’t need to do. Therefore, when choosing a partner agent to work with you, please give us a call for a proper chat about our fees.
However, a brief outline of our fees to landlords is listed below. You should note that these fees are only those we charge for, and do not include fees chargeable in certain circumstances by third parties. Typical situations where these might apply would be for gas and electrical safety certificates and EPC certificates, where necessary, legal services and repairs. The landlord will have the final say over who carries out these services and will approve costs.
All amounts due to us may be deducted from sums (including rent) received by us on your behalf before those sums are forwarded to you.
This Tariff is only a summary of parts of our terms of business. You should refer to those documents for full details of our services and fees and charges. If there is any conflict or inconsistency between this Tariff and those documents, the terms of those documents will prevail.
We reserve the right to amend the fees and charges in this Tariff to reflect changes in our operating costs.
Where you have signed terms of business, no fees and charges in any amended Tariff will affect you unless the amendments are expressly permitted by those terms and have been notified to you.
Tenant Find Service
Where no other service is required: 5% to 7.5% of annual rent, inc VAT
When other services are required: 0% to 7.5% of annual rent, inc VAT
Let Plus Service
Rent collection and administration (which includes a contribution towards the cost of setting up a tenancy, a contribution towards drawing up an AST tenancy agreement, security deposit) : 6% to 8.5% of monthly rent, inc VAT
Fully Managed Service
Full property management: 10% to 12% of monthly rent, inc VAT with free Rent Guarantee Insurance
Inventory and check-in fee
Landlord’s contribution (Third party inventory and check-in): From £170 inc VAT
Tenancy Renewal Fee
Landlord’s contribution: £90 inc VAT
