5 Tips to Get the Best Price for Your Home
Selling a house is almost always a stressful experience. There are so many things to plan and think about. One of the things you can do to minimise the stress is to follow some basic advice to maximise the potential of your house, ensuring that you get enough interest from buyers to generate a great offer…
1. Enhance Kerb appeal
The front of the property is probably going to be the first thing that buyers see- either online whilst browsing or when they come to view. Its imperative that it looks its best. Try the following:
- Ensure your path/ driveway are weed free
- Paint window/ door frames/ fences/ gates/ garage doors
- Trim hedges back
- Add plant pots/ features to plain uninteresting front garden areas
2. Fix defects
Before you start any decorating or touching up- make sure that any maintenance issues are dealt with. These can be deal breakers in a sale. Ensure Gas and Electrical safety checks are up to date and boilers serviced. If there are any leaks/ broken roof tiles or obvious cracks- ensure these are at least looked at by a professional with quotes for repair provided. This can set buyers’ minds at ease.
3. Smarten up the garden
Gardens can be a major selling point of a home. If it looks unruly or uncared for it tells buyers that a) other parts of the house may be similarly neglected and/or b) that the garden is a lot of work and they don’t want the hassle.
If you are unable to do this yourself, consider paying a professional to do some clearing/ tidying in the garden for you.
4. Maximise storage
If you have cupboards, use them! If there is a lot of clutter, it tells buyers that there isn’t enough storage space in the house. Try and make use of awkward or ‘dead’ space- put up a shelf or cupboard. Add rails/ hooks and shelves within cupboards to really make use of those spaces.
5. Add character and warmth
This can be tricky if you are creating a clear space. All it takes is a bit of colour in neutrally decorated properties- try cushions/ throws/ colourful art. Interesting furniture, nice smells and strategically placed lamps can all provide a sense of warmth and character. They also help your property stand out in photos against others.
