This is a great time of year to be selling your house.  Leamington Spa and Warwick are great places to be selling houses.  I have seen an increase in the number of buyers out there.  So why are some houses ‘stuck’ on the market?

Read on to find out how to make sure your house sells…

  1.  Price- this is a major factor.  Make sure that your agent doesn’t overprice the property from the outset.  This is a strategy often used to flatter homeowners, with promises of how much they can get for you.  However, I often see these properties being reduced several weeks later.  Be realistic, do your own research and ask your agent to demonstrate why they have arrived at the value they quote.
  2. Presentation- photos/ descriptions etc.  I see a lot of poor photography used to showcase lovely homes.  Strange angles, bad lighting and undesirable items in shot (laundry/ dirty dishes/ ashtrays) can create an immediate bad impression of a house.
  3. Floor Plans and other extras- Buyers expect to see floor plans, 3D as well as 2D is impressive.  A property ‘walk through’ video can also be helpful and I have found that a ‘quick and dirty’ video clip is much more likely to generate interest on social media than a 3 minute ‘professional’ video.  This takes no time at all and is something that your agent should be able to do for you.
  4. Viewings- I have had a number of clients tell me that they have been unable to view properties in a reasonable time frame- sometimes over a week later.  Sometimes its down to you, as homeowner.  You have a busy social schedule or visitors arriving, but please keep this in mind, particularly in the first 2 weeks of marketing your house- make viewings as accessible as possible.  Sometimes it’s the agents availability- check with them before you sign a contract.  In my experience, buyers often view several properties in one day and appreciate flexibility.  Saturday afternoons, Sundays and evenings are my most popular viewing times- is this when your agent is available?
